Hillsdale Hideaway sells for 117% of asking price in four days!

This charming Hillsdale home spent four days on the market and during that brief time had nearly 40 private showings and two packed open houses, resulting in nine really outstanding offers—all over asking price. I partnered with Inhabit colleague Morgan Cox on this one and we are beyond thrilled to have successfully guided the seller through this process.

Prior to selling, we helped our client pare down and pack away unnecessary items in the home and stage with his existing furniture. Then we sent in the contractors to fix a few things and hired a cleaner to make it shine. One of my goals as a listing agent is always to offer the client advice on how to prepare the home for sale in a way that brings that seller the most bang for their buck—we don’t recommend expensive remodeling unless there is an expected return on investment. This home was a great example of maximizing the existing home’s potential and benefiting from smart choices like fresh paint, de-cluttering, and professional cleaning. The buyers who offered on the home as well as those who toured during the open houses loved the neighborhood, the woodsy feel, the downstairs rental potential, and the set back from the street—all elements that we made a point to highlight in our marketing. All in all, we achieved our client’s desired outcome and, along with a great cooperating agent, created a win-win for both seller and buyer.!
